WorkSpaceMoves and Janine Watson, its founder and Vice President at Grubb & Ellis Company, represent tenants for their commercial real estate requirements in and around San Francisco. Janine spent many years representing both owners and their buildings as well as tenants and owner/users; this extensive experience from "both sides" of the table and from the ground up has proved invaluable to clients and is requisite in order to negotiate for maximum leverage and positioning in any given market.
Particularly in today's perplexing environment, savvy companies involved in a real estate transaction regularly engage the services of an agent or broker of their own choosing who works only on the company's behalf. Sometimes called a "tenant rep" agent or broker, this refers to the agent who exclusively represents you, the tenant, and who solely wears the "tenant's hat," never the "landlord's hat" which the building owner or its representative wears. This approach is the only way to avoid the conflict of interest which arises when, for example, a listing agent representing the building owner — and this happens frequently in leasing commercial space — represents the tenant, too. A tenant in the market today has every reason to retain its own advocate — not the landlord's — to help navigate and manage the intricacies of a deal from inception to occupancy.
In short, a tenant rep provides objective advice and direction, negotiating the very best terms and conditions for every requirement at every building in the local market. And if the requirement moves outside of San Francisco, then other experts in that marketplace are added to the team; but Janine remains the one point of contact from start to finish — traveling with that particular requirement, negotiating on your behalf, and coordinating paperwork and process while supported by another local tenant rep broker as needed. Whether leasing or purchasing, you, your company, and your needs are always the focus.
Our job is to represent you and your firm in finding solutions that work in spaces that work. |
